Housing for all subsidy upto 100%

We started a dwelling project for all under certain terms and conditions.

Dwelling for all in Pan India basis.

We want NGOs coming forward and joining hands with us and making this project successful. Some of the criteria are given bellow:-

a) The NGO must be approved by NGO Darpan and must have a valid Niti ayog number.

b) The NGO must be registered with 10AC of Income tax with approval of 12A & 80g.

c) The NGO must have active Members of atleast 15 nos and financially sound to work in the project.

d) The NGO must have a valid bank account and last 2 years audited account being uploaded online.

e) Must have experience in Construction and verification and allotment of houses for the project. (The NGO can tie-up with good, sound & experienced construction organisation for this work).

Next Step:-

If the NGO fulfill all the above criteria then they will be our joint Venture partner of the project.

Now they will do the following work for us.

a) Will be allotted a state for their work as State head and further they can engage only NGOs for working in different districts under them after proper verification from us and full feeling all the criteria.

b) The NGO representative will collect the data and work accordingly as per the terms and conditions.

c) After agreement and receiving the work order after reaching the financial criteria the NGOs will be paid the advance payment in their respective bank account as deposits and have to full feel all the criteria as per agreement.

d) The NGO after becoming the State in-charge will receive the full payment of the state on behalf of the sub Ngos and work accordingly.

e) The inspection is to be done online. Daily photograph of the work is to be uploaded in time to time.

f) Fund utilization certificate and handing over of the property in satisfying condition is required.

g) The terms and condition is to be followed as per criteria.

Please note Financial Security Deposit is required for agreement.

a) State head or state in charge rate :- 5% of the yearly work allotment only for first time. (Will be refunded after project completion that is minimum 3 years with interest of 8.5 % per annum. As the amount will be kept as FD form. Total yearly payment will be distributed 4 times in a year where work completion satisfactory certificate and fund utilization certificate is required. The details will be discussed during agreement. Yearly allotment starts from Rs. 20 cr on words.

b) District head working under State head rate :- 5% of the yearly work allotment only for first time. (Will be refunded after project completion that is minimum 3 years with interest of 8.5 % per annum. As the amount will be kept as FD form. Total yearly payment will be distributed 4 times in a year where work completion satisfactory certificate and fund utilization certificate is required. The details will be discussed during agreement. Yearly allotment starts from Rs. 6 cr on words.

Criteria :-

  1. Every one with Indian Citizen can apply for the Awas Project with Valid Adhar Card, Voter Card, Pan Card with valid mobile number and email address. (Everything will done online free of cost).
  2. They have to fill-up the income certificate by their own if they have IT File or income certificate is required from local body or local in charges.

  3. The Applicant must have the land in their name upto 1 kathas or 720 sqfts.( 500sqft for tribal)

  4. Now verification will be processed and approval will be given online.

  5. Soil test will be done for the land being provided and be sure that the land is in Vastu nature or conversion is required.

  6. After soil test the plan will be sanctioned by our partner NGOs and the construction work will proceed.

Now the distribution of fund:- Total Rs.4,00,000.00 is being allotted for a concrete house in distribution given bellow:-

a) Rs. 2,60,000.00 for construction.

b) Rs. 100,000.00 for Sewerage safety tank, drainage and doors and windows, electricity and furniture (One double bed, one single bed, one sofa, one kitchen table with oven.

c) Rest for inspection, verification, plan sanction and other expenses.

(The houses will be handed over within 30 days after completing all 6 points discussed above.)

Now criteria of person:-

a) All can apply.

b) 100% subsidy to tribal person without home after proper verification.

c) 75% subsidy to SC without Income proof or backward classes how have income of Rs. 8000.00 per month.

d) 50% subsidy too OBC and person below poverty level with income proof below Rs. 2,00,000.00 per year. (Only from IT)

c) 25% subsidy to low income group of small business man or woman upto Rs. 3,00,000.00 per year (As per IT).

d) Rest without subsidy.

The difference amount without subsidy is to be paid in installment as per banking terms.

Note:- Their is a fine and also can go for judicial custody if false paper or false information is being used to avail the subsidy. The subsidy houses (for more than 30%) can not be used subletting or rental purpose or selling to other person. The houses must be used by the owner and his or her family.

                       Construction of the Building

Approx:- 310 sqft.

The land belonging to the Beneficiary must be in Vastu condition with proper soil testing.

The term PCC refers to plain cement concrete. The amalgamation of cement, fine aggregate, and coarse aggregate are known as plain cement concrete (PCC). Before beginning R.C.C. or masonry PCC is done to form an even surface and to avoid mixing with the soil and to avoid soil extracting water PCC is used.

The layer of PCC before foundation is just lean concrete as the objective is to just level the surface. There is no expectation of additional strength from this PCC layer. Therefore a 100-150mm of PCC thickness would suffice. A cement: sand: aggregate ratio of 1:4:8

The nature of use and ranges determines concrete flooring thickness from 25 mm to 50 mm. It is laid over a concrete base (1:4:8) that is approximately 3 to 4 inches thick plain cement concrete (PCC).

The PCC (for Damp Proofing to be used)

  • It stand for Damp proof concrete.

  • It is same like pcc which is generally provided below the plinth level of the building or structure. It’s depth is about 50mm. It is kept about 1 feet or according to design of structure from ground level.

  • It is not constructed for bearing any load.

  • As it’s name. It’s main reason to provide is to protect wall and floor to get moisturizing.

  • It also prevent from capillary action of the water to the superstructure from the ground.

The Construction is to be done using bricks, sand and cement. The Linton and roofing is to be given in concrete using iron rods measuring 8mm and 12mm respectively with a gap of 5mm between the binding. Please refer to the construction manual.

The Plinth height may be 300 mm to 600 mm but 450 mm is more common. For water-logging-prone and important buildings, the minimum plinth height is 600 mm. The plinth area should be a minimum of 1.2 times the floor area of the building.

The construction of the building will start from 18 inch below the ground level which will be considered as per the construction manual. The Plinth will go up above the ground upto 24 inch. The construction details in manual.
